Ocean Villas onsite office is staffed for check-ins and owner assistance on Saturdays 9 AM to 5 PM and on Mondays 9 AM to 12 PM.

CHECK-IN/check-out
CHECK-IN:
Check-in is Saturday @ 4PM. (MUST ADVISE OFFICE OF LATE ARRIVALS OR NO KEYS WILL BE LEFT IN THE DROP BOX. A $30.00 FEE FOR SOMEONE TO COME AND RELEASE KEYS).
Maximum occupancy is 4 guests for a 1 bedroom, and 6 guests for a 2 bedroom.
Check-in packets include 2 keys, 1 parking pass, villa inventory sheet, welcome/comment sheet.
DEPOSITS:
A refundable $100 security deposit is required at check-in for all exchange or rental guests.
The security deposit may be paid via cash, Visa or MasterCard only. If you will be checking in after 4PM on Saturday, please contact us at (252) 441-4130.
CHECK-OUT:
Check-out time is 10 AM on Saturday. It is imperative that guests check out in a timely manner to give management adequate time to clean, inventory, and conduct maintenance activities during the brief turnover window. Therefore, a $35 fee will be assessed for late check outs. There is a $30 fee for missing keys.
Please wash and put away all dishes, pots, pans, silverware, etc. before checking out if possible. Otherwise load the dishwasher and start before check-out.
Please remove all food from cabinets, refrigerator and freezer.
Please take all trash and unwanted food items to the dumpster at the resort entrance.
Upon checking out, please leave the thermostat set at 66 in the heating season and 73 in the cooling season.
If furniture has been moved, please return it to its original position.
Please ensure that you pack all personal items, including chargers for electronic devices. Management/housekeeping is not responsible for personal items that are left behind. Items left behind that are requested to be mailed will require a minimum charge of $10 for return via mail.
pARKING:
Owners/Guests are provided 1 parking pass. On-site parking is first come first served. NO RESERVED PARKING SPACES. Additional parking passes are first come, first served and limited to one additional pass per unit.
Parking passes must be displayed in the windshield of your vehicle(s) at all times while on Ocean Villas premises.
Ocean Villas is not responsible for damage or theft to vehicles or personal property that occur while vehicles are on the premises.
Ocean Villas guest shall NOT store or leave boats, trailers, mobile homes, recreation vehicles or the like on Ocean Villas property.
During and after a natural disaster, if a mandatory evacuation has been declared by the City or County, no lodging accommodations will be provided or arranged by Ocean Villas Homeowners Assoc., Inc.
Owners, guests and employees MUST EVACUATE THE PROPERTY AS INSTRUCTED BY THE LOCAL GOVERNMENT.
During and after a natural disaster, when there is no mandatory evacuation issued, Ocean Villa owners and/or guests may be provided with overnight lodging, if at all possible (relocating to another Ocean Villa villa will be the first option). Outside rentals at the expense of Ocean Villa HOA, Inc., will be for overnight accommodations only.
During and after a natural disaster when extended major repairs and recovery are required, Ocean Villa HOA, Inc. will make every effort to accommodate owner/guest with an alternate Ocean Villa unit/week.
During and after a natural disaster, Ocean Villa Management will notify exchange companies, Rental agents and owner/guest to cancel incoming arrangements until notified of occupancy readiness.
After a natural disaster, if an owner is given less than ten (10) days’ notice of cancellation of accommodations and alternate unit/weeks cannot be arranged, the Ocean Villa BOD may authorize a credit of the current year maintenance fee to the owner account for the next year, if said owner is in good standing.

NATURAL DISASTER:
Owners may mail payments via check, money order to Ocean Villas, PO Box 125 Nags Head, NC 27959
Owners may pay be credit card (VISA & Mastercard) by mailing CC information to Ocean Villas, PO Box 125 Nags Head, NC 27959. Payments made via Credit card require a 4 % processing fee of the original amount.
Owners wishing to pay on the installment plan or bank draft payments may contact Ocean Villas at (252) 441-4130.
PAYING DUES:
POOL:
Pool hours are 9 AM to 9PM. NO lifeguard on duty. SWIM AT YOUR OWN RISK. Children under the age of 12 should be accompanied by an adult.
NO GLASS in the pool area.
NO SMOKING in or around the pool area.
NO SMOKING in or around the playground area.
NO SMOKING on the walkover beach deck.
Towels are NOT provided for the pool or beach. Do not remove towels or blankets from the villas.
Do not remove furniture from the pool area.
The pool phone is located on the pool shed; it is an emergency phone for the POLICE, FIRE AND RESCUE.
KEEP OFF THE DUNES:
CLIMBING OR WALKING ON THE DUNES IS STRICTLY PROHIBITED
There is a $500 fine for anyone observed on the dunes

SMOKING:
ABSOLUTELY NO SMOKING INSIDE THE VILLAS.
All smoking is to be done OUTSIDE and extinguish all smoking materials in the outdoor cans provided for this purpose. There is a $500 fine for smoking inside the units. Management enforces this policy strictly. There will be NO WARNINGS.
PETS:
ABSOLUTELY NO PETS of any kind are allowed on Ocean Villas premises.
The first two violations of the No Pet rules will result in immediate eviction of the pet from the property, a $500 fine plus additional cleaning costs. With the second violation, the fine will increase to $800. Each day of violation will be considered a separate offense. A pet will be presumed to have arrived on the date of check-in unless conclusively proven otherwise. Again, management enforces this policy strictly and there will be NO WARNINGS.
FIREPLACES:
Firewood is not provided. Fire logs (Duraflame) are provided in the villas with fireplaces. Guests may purchase firewood/or fire logs from local stores if desired.
Only firewood/fire logs may be placed in fireplaces. NO CHARCOAL
If utilizing the fireplace, please make sure the flue is open and the screen is kept closed.
DO NOT LEAVE ANY FIRE UNATTENDED.
GENERAL MISCELLANEOUS:
The Welcome basket in each villa includes hand soap, toilet tissue, dish liquid, dishwasher detergent, laundry detergent, paper towels and trash bags. The items in the hospitality basket are issued as a courtesy and will not be replenished. You may purchase additional supplies at local stores if needed.
One set of linens is provided for each bed. Linens, blanket, and pillows for the pullout sofa are located on the closet shelf.
One set of towels is provided for the maximum number of guests allowed in each unit (6 sets in a 2BR and 4 sets in a 1BR).
Guests must provide their own beach towels. Do not take towels or bedding from the villa to the pool or beach.
Prior to laundering, please shake out all sandy towels and garments outside.
Do not wash seashells in the sinks or tubs. The outside pool shower or fish cleaning station may be used to clean seashells.
To reduce fire hazard, please clean dryer lint filter before each use and refrain from overloading the dryer.
Do not pour oil or grease down drains or into toilet as they will damage the septic system. Do not dispose of any feminine hygiene or baby products (including disposable wipes) in the toilet; this will cause a backup and damage to the septic system.
The walkways, entrances, and all of the limited common elements and common elements must not be obstructed or encumbered or used for a purpose (excluding patios, decks) other than ingress and egress to and from the premises: nor shall any carriages, velocipedes, bicycles, wagons, shopping carts, chairs, benches, tables, or any other object of similar type and nature be left therein or thereon.
The personal property of all villa owners shall be stored within their villa area.
No garbage cans, supplies, milk bottles or other articles shall be placed on the patios, decks and entry ways, nor shall any linens, cloths, clothing, curtains, rugs, mops or laundry of any kind or other articles be shaken or hung from any of the windows, doors, patios, decks or entry ways or exposed to viewing from common areas. Common elements and common areas shall be kept free and clear of refuse, debris and other unsightly material.
No villa owner shall make or permit any disturbing noises by himself, his family, and visitors: nor do or permit anything by such persons that will interfere with rights, comforts or convenience of the villa owners. All occupants shall lower the volume as to the foregoing from 11 PM to 8 AM each day.
No sign, advertisement, notice or other lettering shall be exhibited, displayed, inscribed, painted or affixed in, on or upon any part of the Association property by any villa owner, or occupant without written permission of the Association.
Complaints regarding the service or housekeeping of the villas shall be made in writing, telephone or e-mail to Ocean Villas Management (OV Board or Onsite Manager).
GARBAGE DISPOSAL/RECYCLING:
Refuse and bagged garbage shall be deposited only in the area provided. (Dumpster located at highway entrance to OCEAN VILLAS).
